ZONING

Maui County Adopts New Rules for Accessory Dwelling Units

A new ordinance implemented in Maui County allows owners to build up to two accessory dwelling units (ADUs) on a property, in addition to a single primary residence. This follows the State’s Act 39 mandate noting that all counties have until Dec. 31 to amend their zoning ordinances to permit at least two ADUs per lot.

Residentially zoned properties on Maui, Moloka‘i and Lānaʻi must meet current development regulations to qualify. ADUs must comply with fire, infrastructure, wastewater and utility codes during planning and construction.

“The ordinance reflects a thoughtful approach to housing production by allowing additional residential units within existing neighborhoods rather than expanding into undeveloped areas,” Maui County Department of Planning director Jacky Takakura said in a press release.

“Accessory dwellings can provide housing for family members, workforce residents and future generations while making better use of existing infrastructure and residential land.”

MATERIALS

Vinyl Siding Ranks High in Exterior Materials Study

Nearly 28% of home builds started in 2025 in the U.S. were constructed with vinyl siding as the principal material for exterior walls, the National Association of Home Builders (NAHB) reports.

The NAHB survey on exterior materials used in new single-family residences across the country also revealed a growing interest in fiber cement siding. Brick and stucco round out the top trending materials.

Vinyl siding is popular in Hawai‘i for cost-effectiveness and minimal maintenance. Fiber cement, which holds up against high winds and termites, is also a good choice for island exteriors.
